Booking Terms and Conditions

PLEASE READ THESE TERMS AND CONDITIONS OF USE CAREFULLY. YOU AGREE TO ALL OF THESE TERMS BY CHECKING THE PROVIDED BOX, AND YOU WILL ABIDE BY ALL OF THEM DURING YOUR ENTIRE STAY.

NOTE: A binder of house rules and amenities is located on the lower level of the coffee table. It includes WiFi information and other details. We also give some of our restaurant recommendations.

Terms and Conditions:

  1. Reservations must be placed at least 2 days in advance.
  2. Directions to the Property – please scroll to the end.
  3. Please read the Website Terms of Service
  4. We require government ID. We must have a copy for all guests when booking.
  5. Guest Limit: 4 guests.
  6. This property should not be considered for those under 3 years old – there are no safety controls in place for little ones.
  7. All guests must be registered with the property (list all guests in the notes section when requesting your booking)
  8. For easy access to the property, there are no stairs, steps or other barriers.
  9. Getting around: There is free private parking on the premises. You will need your own vehicle as there is no public transportation available in the immediate area. Information on bike rentals and taxi services are provided. The driveway is wide and can accommodate two vehicles.
  10. Lights come on when the sun goes down. Just be aware the driveway is gravel. Pull up to the gate where the sidewalk begins and there should be no problems. Floodlights come on after dark as soon as motion is detected. The gate needs to be kept closed due to wildlife in the area.
  11. There is a partially enclosed porch with trellises and ivy on the other two sides where guests can store bikes, kayaks and other equipment during their visit. Store at your own risk.
  12. No smoking, e-cigarettes, or vaping anywhere on the property.
  13. No pets at all (not even if you ask).
  14. No parties at all.
  15. Quiet time: 10:00PM – 8:00AM every day
  16. Guests staying a week or longer: you’ll be given enough supplies (coffee, TP, etc) for 7 days and will be expected to furnish your own after that time.
  17. As this property is in the country, you will see wildlife – see below for a list of some of the wildlife in our area. We have no control over this. We have taken all precautions to help prevent inside wildlife experiences. However, you may see small critters inside the home – please tell us if you do and we will take care of it. Please Note: refunds are not provided for the wildlife experience as they are a part of life.
  18. We highly recommend you purchase travel insurance due to many unknown factors outside your control.
  19. We are available most of the time as we live on site. It is a 2 story custom built home and guests have the lower level, a guest suite. Hopefully we can provide everything our guests need to make their stay as enjoyable as possible! There is a lock box on the gate for contactless entry. Guests may have as much or as little contact with the hosts as they wish.
  20. Check out procedure: Please leave used towels on the bathroom floor and place dirty dishes in dishwasher with the melamine dishes on the top rack. We will do everything else! Please return the air conditioning to 72° (summer) and leave the keys on the table. Turn the lock in the door handle as you leave. Thank you for staying with us on your visit to Cottonwood!

Additional Property Information:

We provide books and numerous games for plenty of fun when you are not sightseeing. Two additional binders are also available. One for wine tasting tours and the other for sightseeing, which also includes menus. We ‘ve attempted to provide you with a wealth of local information that can help you plan fun activities during your stay.

Some of the Wildlife in Cottonwood:

You may see coyotes, many types of birds including hummingbirds, rabbits, javelina, deer, bobcats, tarantulas, spiders, beetles, bees, fireflies, snakes, lizards, scorpions, centipedes, and all kinds of other bugs.

Driving Directions:

From either Flagstaff or Phoenix take Hwy 260 West toward Cottonwood past the 7th traffic circle. A little over a mile past the last roundabout, the divided highway will end.

Take the very next left onto Ogden Ranch Road and go about 1 mile then turn right onto Camino Real.

Go about 1/2 mile to the 3 way stop and turn left onto Quail Springs Ranch Road

Travel approximately 1/2 mile and make a left onto Loreto Trail.

Turn left onto Logan Circle.

Drive to the end of the cul de sac and turn right at the address box, into the gravel driveway. IMPORTANT: Please note that your private driveway is located after passing the buckboard wagon.

Park near the gate.

IMPORTANT FLOOD ADVISORY: Camino Real has a few “low water” crossings and are dry most of the year, but during monsoon season and very rainy days these can flood, and they can be DEADLY when they do flood. Flash floods can occur even when it’s not raining in the area. Please do NOT attempt to cross if flooded or you receive a flash flood warning on your phone.

In the event there is running water or a flash flood warning, please go back to Highway 260 and proceed to Rio Mesa Trail and turn left. You will see Walmart where you turn. Drive half a mile and turn left on Camino Real and proceed to the three way stop. Turn right. Follow previous directions from this point. There is no public transportation in the neighborhood.
